I'm hooked on Yozen Frogurt! After attending the Ribbon Cutting there last month with the Thousand Oaks/Wesltake Village Chamber of Commerce Ambassadors, I can't stay away from the place! They have different flavors every day. Frozen Yogurt is located on Thousand Oaks Blvd. near Harold's House of Omelettes. I would love to hear what you think of it!

Jerry Shoukry Buys a Townhome with a View!

The housing market is not all bad. Jerry Shoukry would definitely agree to this. After going out less than three times on showings, I was able to assess his wish list and found him just what he was looking for. He took one look at this Wood Ranch townhome right on the golf course and said, "We need to write an offer today on this!." So we did and were up against three other offers. We strategized and wrote the offer and got the townhome! I visited him last week, now, all moved in and his smile is ear to ear. He is very happy and very proud of his new home. This is the time to buy Real Estate... not 6 months from now... not ONE month from now! Inventory is abundant and prices are lower than they have been in several years... we are talking about 2003-2004 comparable prices. Although interest rates are still at an all-time low... they are starting to creep up. I can't empasize it stongly enough.... it is more important for you to get a better interest rate than lower price on a home. Interest Rates are Likely to Head Up

The average 30 year fixed interest rates have been on the rise since May 9th. Inflation fears continue to creep into the markets with higher food and energy costs and based on all of the technical indicators, the higher interest rate trend is expected to continue. Many Economists are predicting rates to continue to rise into the 7's and maintain that level for some time. If you are sitting on the fence about buying, think twice about it... time is running out for a perfect time to buy! Higher interest rates affect the overall monthly payment more than higher home prices which, by the way, are leveling out....and most likely will start increasing modestly in 09, as many economists are now predicting. The Ambassadors of the Thousand Oaks/Westlake Village Chamber of Commerce attended a double Ribbon Cutting tonight at Peace of Mind Hypnotheraphy and My Health Studio. The clinic which houses about five different businesses is located at 268 Lombard Street in Thousand Oaks.

Monica Justus of Peace of Mind Hypnotherapy is a serene, calm being who is so passionate about helping people who need to remove blocks in their lives. She helps people remove these blocks with hypnotheraphy. And there was Esta McIntyre who is the owner of My Health Studio. I had the pleasure of speaking with her for a little while tonight. She is extremely passionate about helping her clients in a one on one fashion by designing personal weight loss and exercise programs for them. It is a very private setting and she is determined to keep her pricing affordable and competitive. This is so CRAZY! Don’t believe everything you read and hear in the news media! Listen to those of us out there in the trenches working every day! There are great properties that are flying off the shelf! I just had the experience of being in multiple offers where there were four offers on this really great property that was priced to sell. My client was lucky enough to be the selected buyer for the property! The home was only on the market for eight days! So… next time you think that you are going to wait and that this is not the right time to buy… think again! This is a fantastic time to get great interest rates and great properties at great pricing! You just have to get out there and get serious about pulling the trigger when you find the right one!

I, for one, am so glad David Cook won American Idol. I am a huge fan of this show and followed it all the way through. David Cook was my favorite from the beginning because I felt he showed great talent and took big risks. He also stayed true to himself despite what Simon said.
